Our client is seeking a highly experienced Remote Non-QM Closer to join their team. In this role, you will manage the closing process for Non-Qualified Mortgage (Non-QM) loans, ensuring that all documentation is accurate, complete, and in full compliance with regulatory standards. The ideal candidate will have heavy experience with a variety of Non-QM loan products and a deep understanding of the specific requirements associated with each. You will collaborate closely with internal and external stakeholders to ensure a smooth and timely closing process for all loans.
Key Responsibilities:
- Oversee the full closing process for Non-QM loans, ensuring that all necessary documents are completed and compliant with applicable regulations.
- Review loan files and supporting documentation to ensure completeness, accuracy, and adherence to Non-QM guidelines.
- Prepare, review, and ensure the accuracy of all closing documents, including the Closing Disclosure, loan documents, and supporting paperwork.
- Work closely with borrowers, title companies, attorneys, and internal departments to collect and ensure proper documentation is signed in a timely manner.
- Coordinate with the funding department to ensure timely disbursement of loan funds.
- Resolve any issues or discrepancies that arise during the closing process, providing timely solutions.
- Maintain communication with loan officers, processors, and other internal teams to track the status of closings and provide timely updates.
- Track and report the status of all loan closings to management.
- Stay current with industry regulations, guidelines, and best practices, specifically for Non-QM loan products.
- Deliver high-quality customer service, addressing borrower questions or concerns during the closing process.
Required Experience with Non-QM Products:
The ideal candidate will have extensive experience with various Non-QM loan products, including but not limited to:
- Bank Statement Loans – Loans for self-employed borrowers based on their bank statements rather than traditional income documentation.
- DTI (Debt-to-Income) Loans – Loans for borrowers with a high debt-to-income ratio who may not qualify under conventional loan guidelines.
- Asset Depletion Loans – Loans that use liquid assets (e.g., savings accounts, investments) to qualify borrowers who may not have traditional income sources.
- Interest-Only Loans – Loans that allow borrowers to pay only the interest for an initial period, followed by payments on the principal balance.
- Foreign National Loans – Loans available to non-U.S. residents or citizens with limited or no U.S. credit history.
- Jumbo Loans – Loans that exceed conforming loan limits and may require different documentation and criteria.
- Fix-and-Flip Loans – Loans for real estate investors seeking to purchase, renovate, and resell properties.
- Non-Warrantable Condo Loans – Loans for condominium properties that do not meet the requirements for traditional financing.
- Subprime Loans – Loans for borrowers with lower credit scores or other credit issues who may not qualify for conventional loans.
Qualifications:
- Minimum of 3 years of experience in loan closing, specifically in Non-QM (Non-Qualified Mortgage) loans.
- Extensive knowledge and hands-on experience with the specific Non-QM loan products listed above.
- Excellent attention to detail and accuracy when reviewing loan documents and closing packages.
- Strong knowledge of mortgage industry regulations, guidelines, and compliance standards.
- Ability to work independently and manage multiple files in a remote work environment.
- Strong communication skills, both written and verbal, with a focus on customer service.
- Familiarity with mortgage loan origination systems and closing software.
- Ability to prioritize tasks effectively and manage deadlines in a fast-paced environment.
Education & Experience:
- High School diploma or equivalent required; Associate’s or Bachelor’s degree preferred.
- A minimum of 3 years of experience in loan closing, specifically with Non-QM loans.
