About the Role
We are seeking a highly skilled and detail-oriented Rehab Underwriter with proven experience underwriting true rehab loan products in the private lending or non-QM real estate investment space. This role is critical to our loan origination process and requires a deep understanding of the unique risks and nuances involved in fix-and-flip, value-add, and renovation-based investment loans.
This is a remote position for professionals who are self-motivated, deadline-driven, and comfortable working independently in a fast-paced environment.
Key Responsibilities
- Independently underwrite fix-and-flip and rehab loans with a focus on property acquisition, construction budget, and after-repair value (ARV).
- Analyze borrower credit, experience, liquidity, and exit strategies.
- Review detailed scopes of work, construction budgets, and draw schedules for completeness and accuracy.
- Assess collateral by reviewing appraisals, BPOs, and supporting market data to confirm ARV.
- Ensure underwriting decisions meet investor guidelines, company risk tolerance, and compliance standards.
- Coordinate with loan processors, sales, and asset management teams to ensure a smooth and timely closing process.
- Identify and mitigate risks related to construction feasibility, borrower capacity, and market conditions.
- Maintain detailed loan documentation and provide written rationale for all underwriting decisions.
Required Qualifications
- Minimum 3 years of direct experience underwriting true rehab loan products in the private lending or real estate investment sector.
Note: Experience in conventional, agency, or retail mortgage products will not be considered equivalent.
- In-depth understanding of fix-and-flip, value-add, and construction/renovation loan structures.
- Familiarity with underwriting rehab budgets and validating ARV using real estate market data.
- Strong working knowledge of investor guidelines, title review, and draw processes.
- Excellent analytical and organizational skills with acute attention to detail.
- Proficient in loan origination and underwriting systems; ability to adapt quickly to new technologies.
- Exceptional written and verbal communication skills.
Preferred Qualifications
- Experience working for a private lender, hard money lender, or non-QM investment firm.
- Exposure to both residential and small-balance commercial rehab loans.
- Knowledge of multiple state markets and property types.
- Previous remote underwriting experience.
